Check your MLS rules first
Marketing a home before it's in the MLS is governed by your MLS's rules — including policies on when a listing must be submitted after public marketing begins and whether “coming soon” status is available. Rules differ by MLS and have changed in recent years, so confirm yours before you post. When in doubt, ask your MLS or broker.
What makes a Coming Soon post work
- A tease, not the full reveal. One or two photos, or a detail shot, and the launch date.
- A reason to engage now. “Comment LIST for the details first” builds a list of interested buyers.
- The launch date. Give people something to watch for.
- Your branding, so the buzz points back to you.
After launch
When the listing goes live, follow up with a Just Listed post and message everyone who commented. See the Just Listed templates. For a full launch plan, read how to run a Coming Soon campaign.
