Platforms adjust their recommendations from time to time, and every MLS sets its own photo rules — minimum size, maximum file size, and shape. When in doubt, check the platform's or your MLS's help pages.
Fill vs. fit
- Fill the frame crops the edges so the photo covers the whole shape. Best for social posts, where empty bars look unfinished. The crop is centered, so keep the subject near the middle.
- Fit the whole photo keeps every pixel and adds white bars. Best when the full room matters more than filling the frame.
Tips for listing photos on social
- Vertical photos crop badly into landscape posts — pick your widest shots for Facebook and LinkedIn.
- For Stories and Reels, a strong exterior or a single standout room works better than a wide room shot.
- Never alter photos in a way that misrepresents the property. Resizing and cropping are fine; removing flaws or adding features isn't.
