The Listing-Stage Social Media Calendar for Real Estate Agents

Most social media calendars fail because they're organized by the calendar. For listing agents, there's a better organizing principle: the listing's own lifecycle. Every stage is a reason to post, every post markets both the property and you, and the schedule writes itself. Here's the stage-by-stage breakdown.

Stage 1 — Coming Soon

When: 3–7 days before the listing goes live. Where: Instagram feed + story.
The post: One teaser photo with a Coming Soon banner. Withhold the address; give the neighborhood. Caption angle: curiosity — "Something special hits the market in [area] this Friday." This is also your best DM-generator: serious buyers ask early.

Stage 2 — Just Listed

When: Day one, within hours of going live. Where: everywhere — Instagram, Facebook, YouTube, TikTok.

Stage 3 — Open House

Stage 6 — Just Sold

When: closing day. Where: everywhere, again.
The post: the Just Sold graphic and a celebratory caption. Caption angle: the result and the story — "From listed to closed in 21 days." Future sellers scroll your feed looking for exactly these posts. Never skip the victory lap.
