The New Agent's First 90 Days of Listing Marketing

The first 90 days set the tone for a new agent's whole career. The ones who build momentum aren't necessarily the most connected — they're the ones who look established early and post consistently before the commissions justify it. Here's a plan you can run even with zero listings.

The trap most new agents fall into

New agents wait. They wait for a listing, wait until they "have something to post," wait until their branding is perfect. Meanwhile the algorithm and their sphere forget they exist. The fix is to start publishing on day one — with content that doesn't require a listing.

Days 1–30: build a presence before you have a listing

  • Announce it. One genuine post: you're now helping people buy and sell in [city].
  • Become the neighborhood source. Post local — new restaurants, parks, market snapshots, "is it a good time to buy here."
  • Educate. Answer the questions every buyer and seller asks. First-time buyer tips, what a pre-approval is, how offers work.
  • Be a person. Why you got into real estate, a day in your life. People hire agents they feel they know.

Set up your look now, too — a consistent logo, colors, and headshot so every post reads "professional," not "brand new."

Days 31–60: make your first listing look like your fiftieth

When listing #1 lands, present it like a seasoned pro. That means more than one photo dump — a real marketing kit: a listing video, social posts for every platform, and a Just Listed post set that matches your brand. A new agent whose first listing looks polished earns the next listing appointment faster than one whose feed looks improvised.
