One Listing, a Week of Content: The Agent's Playbook

June 11, 2026 · 5 min read · by the TourKit team

The agents who win on social media aren't the ones with the most listings — they're the ones who squeeze the most content out of each listing. One property, marketed properly, is a week of posts. Here's the exact playbook.

The asset inventory

From one photo set, a complete marketing kit gives you: a landscape listing video, a vertical reel-format video, square and portrait feed graphics, a story graphic, three YouTube thumbnails, platform-specific captions, and a print flyer. That's not seven things to make — with a tool like TourKit it's one upload, and the kit renders in about two minutes. The skill is in the sequencing.

The 7-day plan

Day 1 — The announcement

Post the Just Listed square graphic to Instagram and Facebook with the kit's caption. Pin it. This is the highest-engagement post of the cycle — neighbors share it, and sellers screenshot it.

Day 2 — The video

Publish the landscape video to YouTube (use the included description and a thumbnail), then share the link to Facebook. Add the video link to the MLS listing while you're at it.

Day 3 — The reel

Post the vertical video as an Instagram Reel with trending audio added in-app, using the kit's reel hook as the opening text. Cross-post to TikTok and YouTube Shorts — same file, three platforms.

Day 4 — The story sequence

Run the story graphic with a poll or question sticker ("Could you cook in this kitchen?"). Stories are where lurkers become DMs.

Day 5 — The detail post

Pick the best single room photo and post it with a caption about one specific feature. Specific beats general for comments.

Day 6 — The open house push

Hosting one? Re-run the kit with the Open House campaign — the date and time render on the banner, and the re-run is free on the same credit. Post the feed graphic today and save the story version for the morning of.

Day 7 — The recap or milestone

Offer activity? Post the Pending banner version. Quiet week? Post a "last chance to see it this weekend" story. Either way, the listing ends its first week having appeared in feeds seven times.

Then the lifecycle takes over

The week-one plan hands off to milestone marketing: Price Improved if needed, Pending when the offer lands, and the all-important Just Sold post — the single best seller-lead generator on your feed. Because TourKit treats campaigns on an existing listing as free, each milestone is a two-minute re-run, not a design project.

Why this works

Algorithms reward accounts that post consistently; sellers reward agents whose feeds look like a marketing operation. This playbook delivers both from photos you already had. The only thing it asks of you is five minutes a day to post — the content side is already done.

Put this playbook on autopilot

TourKit turns one upload into the videos, posts, captions, and flyer these strategies need — in your branding, in about two minutes.
