How to Win the Listing: Put Your Marketing in Your Presentation
Two agents sit across from the same seller. One talks about their years in the business and their commission. The other pulls out a phone and shows the seller exactly what their home's marketing will look like — the video, the posts, the flyer. Guess who wins. Here's how to be the second agent.
Sellers hire marketing, not commission rates
When a seller interviews agents, they're really asking one question: "how are you going to get my home in front of buyers?" Most agents answer with words. The agent who answers with a visible plan — something the seller can see and picture for their own home — feels like the safer choice. You're not promising marketing; you're showing it.
Show, don't tell: bring a sample kit
Before the appointment, generate a full kit for a recent listing (or a comparable in their neighborhood). Have the listing video, the social posts, and the flyer ready to scroll through on your phone or tablet. When you say "here's what goes live the day your photos come back," and then show it, the conversation changes.
The three things to put in front of them
- The video. A branded listing video plus a vertical cut for Reels and TikTok. This is the wow moment — most agents don't have one ready.

Make it about their home

Sellers can't compare "marketing" between agents when it's just talk. Show them a real kit — ideally their own home — and you stop competing on commission and start competing on the thing they actually care about. Bring the marketing into the room.
