Marketing listings across Tampa Bay
Tampa Bay is really a few markets in one: Hillsborough County (Tampa, Brandon, Riverview, Westchase, Lutz), Pinellas County (St. Petersburg, Clearwater, and the beach towns), and Pasco County to the north (Wesley Chapel, Land O' Lakes). A condo near downtown Tampa, a waterfront home in St. Pete, and a new build in Wesley Chapel each need a different pitch — but the buyer is scrolling the same apps.
Many of those buyers are relocating or shopping for a second home, often from far away. A branded listing video and a vertical Reel let them take a real look before they get on a plane, and give you something better to post than another photo carousel.
Marketing a Tampa Bay vacation rental
The beaches, the downtowns, spring training, and the winter season all bring visitors to the area, so a lot of properties here are marketed as short-term rentals. The rental kit builds guest-focused posts from the stay's photos: a New Listing launch, Now Booking and Dates Open posts to fill the calendar, and Special Rate posts for slower stretches.
Check the rules first. Florida vacation rentals generally need a state license and local tax registration, and cities and counties add their own rules. Confirm the current requirements for the specific property before marketing it.
What to post when
- Listing launch: landscape video on YouTube and Facebook; vertical video on Instagram and TikTok.
- Open house: set the date once — images and captions update together.
- Rental launch: New Listing post and the vertical video on the stay's own Instagram.
- Open dates: Dates Open post with the dates in the caption.
